Gran Central is a walkable neighborhood designed to channel the soul of Casco into the future of the historic district.
For us at Conservatorio the last twenty years building in the historic district have been a long-form masterclass in humanity and urbanism. In restoring over 20 buildings we have run dozens of workshops and held thousands of conversations with our neighbors, both customers and community members. Gran Central is the distillation of that two-decade-long dialog. It is a physical response to the lives we’ve encountered.
We began acquiring the site where Gran Central will be built in 2016, when Casco was still very much a work in progress. Even then, it was clear that this site would become a natural threshold between the colonial core (Casco Viejo or Casco Antiguo) and the wider historic district. Gran Central is at the juncture where two cities meet–one new, the other as old as the Americas. Its scale, style and feeling blend the two.
The importance of this site required us to think carefully about who it would serve and how to make Gran Central stand the test of time. These were our conclusions:
For local entrepreneurs, Gran Central creates the conditions for continuity. Markets and shops connect neighborhood commerce with residents and visitors, allowing economic life to circulate locally. This is a place designed to support small businesses that grow with the district.
For our neighbors, Gran Central adds to the pedestrian grid. Shaded streets, places to sit, and quiet connections extend the public realm and invite use throughout the day. These spaces are meant to be lived in—supporting everyday rhythms rather than competing for attention.
For those arriving from outside Casco, Gran Central offers a clear and generous gateway. It is a place to arrive easily, leave the car behind, and continue on foot. Arrival becomes a transition, not a disruption—an introduction to the historic center rather than a barrier to it.
For families, Gran Central prioritizes peace of mind. Open sightlines, shared plazas, and safe pedestrian spaces allow parents and children to occupy the neighborhood together. Everyday moments—coffee, play, conversation—are supported by design that favors trust and visibility.
For those drawn to food and discovery, Gran Central connects people to flavor through a network of pedestrian streets. The San Felipe de Neri public market, food stands, and established restaurants form a sequence of experiences that reward curiosity and return visits, reflecting the richness of Panama’s culinary life.
For travelers Gran Central offers a hotel rooted in the district, while still allowing those coming to Panama on business to move easily between meetings, conventions, and the life of Casco—without sacrificing the sense of being somewhere real.
